real estate prices in Switzerland have been rising for years. 2019 single-family homes and condominiums were once again more expensive – but not everywhere, according to an analysis of Homegate shows. The real estate portal, has looked at the four most liquid market in the regions and the large differences found.
The national average price for single family homes rose compared to the previous year by 3.3 percent. In all four regions studied, there was an increase, the most in North-West Switzerland (4.8 percent) and the lake Geneva region (3.6 percent). In the regions of Zurich (3.4 percent) and Bern (2 percent) were the object prices are only average or below average.

Between the four large regions, the differences in the case of condominiums, however, are less strong than in the case of single-family homes. In two of them, the prices have dropped at all. The seller in the Zurich Region suffered in the year 2019, a reduction of 3 percent. In the Region North-West Switzerland were also paid 1.5% less for a condo.
The lake Geneva Region, where prices rose by 3.6 per cent have increased, Zurich is replaced as most expensive area for condos. 865’000 Swiss francs to pay the buyer an average. The Bern Region showed an even stronger increase, of 7.4 per cent, but it nevertheless remains the most inexpensive.
Interestingly, the prices per square meter of living space rose in all regions, most strongly in the Region of Zurich. This means that in Zurich and North West Switzerland, in the year-on-year comparison increasingly smaller and thus lower-priced apartments were offered.
